As Director of Real Estate, you’ll develop and execute Sephora’s real estate strategy across the Southeast region, identifying and securing prime retail locations that support Sephora’s growth. The work you do will impact beauty, as you drive market expansion, negotiate strategic lease agreements, and optimize the performance of Sephora’s retail portfolio. What You’ll Do: - Develop and implement Sephora’s real estate strategy, including identifying and securing new store locations - Manage the full real estate pipeline from strategy through execution for new and existing stores - Identify and evaluate potential retail sites using market research, trade area analysis, and competitive landscape insights - Negotiate lease terms, landlord work letters, renewals, relocations, expansions, and store closures - Partner with Legal and internal teams to negotiate and execute real estate agreements and resolve landlord disputes - Build and maintain strong relationships with landlords, brokers, developers, and retail partners - Collaborate cross-functionally with Store Design, Construction, Operations, Finance, and Legal to ensure successful store development projects - Prepare and present site selection and lease recommendations to the Real Estate Committee and senior leadership - Manage and optimize the existing real estate portfolio, identifying opportunities for cost savings and revenue enhancement - Participate in annual real estate strategy planning and contribute to the multi-year real estate plan - Travel as needed to support site selection, negotiations, and market visits What You’ll Bring: - 7+ years of experience in retail real estate site selection, lease negotiations, and portfolio management - Proven ability to negotiate complex business and legal terms for retail leases - Strong financial and demographic analysis skills, including running proformas and interpreting financial results - Established relationships with national and regional developers, landlords, and brokers - Experience with mall, power center, lifestyle center, and outlet retail real estate - Ability to read and interpret lease agreements and legal documents - Strong communication and presentation skills, with the ability to present recommendations to senior leadership - Strong collaboration skills and ability to work cross-functionally across multiple teams - Proficiency in Microsoft Office Suite - Bachelor’s degree preferred or equivalent experience The ideal candidate will reside in one of the following states: OK, LA, AR, MS, TN, AL, GA, FL, NC or SC What You’ll Get: The annual base salary range for this position is $173,400.00 - $212,000.00 The actual base salary offered depends on a variety of factors, which may include, as applicable, the applicant’s qualifications for the position; years of relevant experience; specific and unique skills; level of education attained; certifications or other professional licenses held; other legitimate, non-discriminatory business factors specific to the position; and the geographic location in which the applicant lives and/or from which they will perform the job. Individuals employed in this position may also be eligible to earn bonuses. This job will be posted for a minimum of five days. - Caring Community.
